The focus here was on strategic development and future viability. There was also a focus on thoroughly analysing and developing the diverse existing property portfolio and identifying future residential trends. In addition, the property developer strengthened its team with targeted new appointments in the Asset Management, Construction Management, Financing and Accounting and Transaction Management departments in order to strengthen its core competencies for the future. Sustainability in the foreground In 2023, the focus was on sustainability, with WINEGG further developing its innovative strategy under the motto #sustainabilityvisible. The commitment to sustainable development is particularly evident in the fact that all residential projects received independent certification in order to fulfil the requirements of the EU taxonomy for sustainable activities. The projects KETTENBRÜCKENGASSE 1, ARNDTSTRASSE 50 and FAHRBACHGASSE 6-8, which have been confirmed with the independent DGNB Gold pre-certificates, have received special recognition, and further projects are already in the certification process. Anja Ennsberger is responsible for coordinating and implementing the sustainability strategy at WINEGG. Her extensive expertise in the areas of environmental, social and corporate governance (ESG), certifications and internal and external sustainability initiatives plays a key role in WINEGG's success in this important area. Portfolio properties This year, WINEGG carried out the refurbishment of 78 flats with a total living space of around 3,100m2 and also revitalised 6 apartment buildings. These measures breathe new life into the existing structures and make a significant contribution to upgrading the urban area. The refurbishment of existing buildings also makes a valuable contribution to sustainable urban densification. When modernising these properties, WINEGG attaches great importance to preserving the unique character of the buildings, both inside and out, with respect and care. As part of these projects, a detailed analysis of the entire building fabric is carried out, with strict adherence to monument protection regulations. In addition, WINEGG integrates modern technologies into the residential properties in order to bring them up to the latest technical standards. This includes not only creating barrier-free access, but also switching to sustainable energy supply systems, such as the use of heat pumps and photovoltaic systems. Currently under construction The revitalisation projects in Kettenbrückengasse will be handed over to future residents in 2024. Construction on the new-build projects in Arndtstrasse and Fahrbachgasse is progressing according to plan: completion is scheduled for Q3/2024 and Q1/2025 respectively.
