THE PROJECT

On Brillantengrund, just a few steps away from Mariahilfer Straße, a Biedermeier house has stood since 1826 and is now enjoying a second heyday with ‘ RUBAN ’. The existing building is being completely refurbished and a two-storey attic extension is being added – an ensemble in which the historic fabric and modern architecture do not compete with one another, but complement each other. The development comprises 14 owner-occupied flats with living areas ranging from around 40 to 198 m², as well as two commercial units of 35 and 98 m² on the ground floor.

Facing Kaiserstrasse, the reliefs and stucco elements of the historic façade are being preserved, whilst a wooden portal in the Old Viennese style and projecting shop windows characterise the ground floor. The living spaces themselves face inwards – towards the landscaped inner courtyard, which lies between firewalls as an urban oasis and is accessible exclusively to the two Garden Apartments. There is also a renovated historic courtyard house, the ‘Salettl’, which can be used as a summer kitchen, home office or private hobby room.

There are five different apartment types to choose from. The two Garden Apartments on the ground floor are maisonettes with a private garden, a large terrace, their own ‘Salettl’ and the sleeping area on the first floor; Apartment 1 even extends into the basement with a 49 m² multi-purpose room – the ideal private wine cellar. The six Classic Apartments on the first and second floors showcase the best of the original building – ceiling heights of up to 2.90 m, herringbone parquet flooring, box windows, and in some cases stucco on the walls and ceilings, plus balconies of up to 24.47 m². The two studios are compact one-room flats, in which up to 80 per cent of the floor space is taken up by the kitchen-diner. On the first top floor is the Modern Apartment with a balcony and terrace, and right at the very top are the three penthouses – spread over two levels, featuring a kitchen-diner with a fireplace connection and a private roof terrace, which is fitted out for an outdoor kitchen, jacuzzi and outdoor shower.

The older building is also state-of-the-art in terms of technology. Three air-source heat pumps with heating, cooling and hot-water storage tanks in the basement supply the building; the entire property is heated via underfloor heating, and consumption is metered per flat via radio-controlled reading. For the Garden Apartments, the Modern Apartment and the Penthouses, air conditioning – featuring indoor units flush-mounted into the ceiling – is already included in the purchase price, as is the fully installed Loxone smart-home system with central control via iPad. All other flats are pre-wired for both. A KONE lift provides barrier-free access to the building; in the entrance hall, with its chequerboard-patterned terrazzo floor and ruby-red-framed walls, there is a dedicated post room with a letter and parcel box system.

SERVICE CHARGES

For the sake of clarity, we note that, unless otherwise stated in the offer, a commission will be payable upon successful completion of the sale, in accordance with the rates set out in the Estate Agents’ Ordinance BGBI. 262 and 297/1996 – that is, 3% of the purchase price plus 20% VAT. Top 15

Apartment 15 is the largest unit in the project – approximately 198 m² of usable living space across two levels, plus 127.29 m² of outdoor space – a roof terrace, a balcony, two terraces and a loggia. Added together, this gives a total area of 324.83 m² above the rooftops of the seventh district.

The first top-floor level is organised as a private wing – four rooms, a 10.90 m² walk-in dressing room and a 17.63 m² entrance hall, which serves as a distribution point and, at the same time, as a separate home office area. The main bathroom measures 12.62 m² – the largest bathroom in the entire project – and there are also two further bathrooms, a separate toilet and two storage rooms. The second top-floor level is the centrepiece – an approx. 65 m² kitchen-diner serving as an open-plan living and dining area with an open-plan kitchen and a fireplace connection. Two terraces measuring 15.81 and 25.80 m² adjoin this space; from here, an external staircase leads up to the 47.19 m² roof terrace, which has pre-installed connections for an outdoor kitchen, jacuzzi and outdoor shower. Air conditioning, a fully installed Loxone smart-home system and provision for an alarm system are included in the purchase price.

Kaiserstrasse 52 is situated in Brillantengrund, one of the most characterful neighbourhoods in the 7th district. The name dates back to the heyday of the Schottenfeld – around 1800, over 30,000 people worked here in more than 300 factories, mainly in silk production and the manufacture of gold and silver wire – a wealth that gave the neighbourhood its name and continues to shape its buildings to this day.

Today, Brillantengrund is a creative quarter – home to studios, galleries, concept stores and one of the city’s most concentrated scenes for dining and drinking. The Hotel am Brillantengrund, with its courtyard restaurant, is within walking distance, as are the antique dealers lining the same street. Despite the urban density, green spaces and hidden courtyards provide a sense of tranquillity – RUBAN features one of them.

Local amenities are just a stone’s throw away: supermarkets, bakeries, pharmacies and doctors’ surgeries are situated along Kaiserstraße and Burggasse, whilst the shops on Mariahilfer Straße are just a few minutes’ walk away. Nursery schools, primary schools and secondary schools are located in the immediate vicinity.

Transport links: Bus routes 13A and 48A stop right on Kaiserstraße, whilst tram route 49 provides a direct connection to the Ring. The Burggasse-Stadthalle U6 station and tram lines 6 and 18 are just a few minutes’ walk away, as is Westbahnhof station with the U3, U6 and ÖBB long-distance services. The U3 takes you quickly to Stephansplatz, whilst the Gürtel and the A1 provide a quick route out of the city and to the airport.
