Property description

The property

Here, at Mühlgasse 9, you arrive and feel at home. From the very first moment, you can literally feel that this corner of the world has a very special energy. On one side runs the Leitha-Au with its beautiful old trees, diverse wildlife and wonderfully fresh air. On the other side, there is a sweeping view of the Rosalia Mountains, across colourful fields and meadows.

When you enter the 1,879 square metre property, you first see a lot of meadow, trees, shrubs ... then the pool ... and then the house. Pure privacy! The light-flooded property is still somewhat dormant, but with a few well thought-out changes and adaptations, you can conjure up a true living paradise. Ideas and plans are already in place.

The ground floor (approx. 80 m2) currently comprises

+ an entrance hall, which provides plenty of light thanks to the glass block entrance area

+ a large living room with a cosy fireplace and direct access to a garden terrace

+ a kitchen with dining area

+ a storage room/laundry room - also with direct access to the garden

+ a WC

half a storey lower in the basement (approx. 47 m2)

+ a workshop

+ a garage for 1 car

+ a room with WC and bathroom with window

+ the building services

An open staircase leads to the upper floors (approx. 82 m2), which are staggered and have a kind of gallery area in the centre (currently furnished as a library).

On the left-hand floor

+ three rooms - one of which has a balcony

+ bathroom with WC and bidet

On the floor to the right

+ a large room with pitched roof, skylights, full windows, wood-burning fireplace and kitchen connections

+ WC with shower

+ a raw attic space

The property has its own well!

Summary: An oasis in the countryside that offers a wide range of design options. And which impresses with its generous amount of space - both in the garden and in the house. Take a look, feel inside and want to stay!

All Austrian regulations apply (e.g. Lower Austrian building regulations, etc.).

We look forward to presenting this light-flooded property to you in the course of a viewing!

We would like to point out that there is a close family or business relationship between the agent and the third party to be brokered.

Location

The charming village of Lanzenkirchen is nestled between the Steinfeld, Thermenregion and Bucklige Welt regions. A place with a long history, as the first documentary references date back to 1130. Celts, Romans and later the Lords of Lanzenkirchen settled here. Today, the market town has a population of just under 4,500 - and the trend is steadily rising.

This is probably also due to the micro-location, as it offers a wide variety of nature experiences - the Leitha river, for example, originates here - as well as local amenities (local shops, bakery, bank, kindergarten, school) and ideal connections to public infrastructure. Wiener Neustadt can be reached by train every hour (and from there you can be in the federal capital Vienna in just under 20 minutes). Lanzenkirchen is also connected to the A2 south motorway and the Mattersburg motorway.

The beautiful local recreation areas of the Rosaliengebirge, Hohe Wand, Schneeberg, Rax, Semmering and Neusiedlersee can be reached in around 30 minutes.
