THE PROJECT

At Haydngasse 17, in the heart of Mariahilf, HAYJOE is a residential development that brings together two eras of Viennese architecture under one roof. Facing the street, the historic tenement block dating from 1897 – the ART NOUVEAU HOUSE – is being comprehensively renovated and extended to include a two-storey attic. The historically structured street façade will be fully preserved and refurbished. The box windows will be restored or faithfully recreated. Inside, stucco, coving and moulded decorative panelling evoke the building’s era of origin. Behind this lies modern technology – heating and cooling are provided by two air-source heat pumps, heat is distributed throughout via underfloor heating, and energy consumption is metered on a flat-by-flat basis.

The inner courtyard is a special feature. It is being covered over to accommodate 16 parking spaces beneath – each of which is fitted with an electric charging point, with level access directly from Haydngasse. In the old brick-vaulted cellar, a wine cellar is being created for the residents, featuring a lockable wine rack for each flat, a kitchenette, a guest toilet and a communal table for evenings together.

And then there is the address. Number 19, right next door, is the Haydn House of the Wien Museum. Joseph Haydn bought it in 1793 because of its “secluded, peaceful location”, spent the last twelve years of his life here, and wrote “The Creation” and “The Seasons” in these rooms. His reconstructed garden is now one of the quietest green oases in the district and lies just beyond the neighbouring wall. Hence: HAYJOE.

Haydngasse is situated in Mariahilf, Vienna’s 6th district, a good hundred metres off Mariahilfer Straße – close enough to everything, yet far enough away to enjoy some peace and quiet. The alley itself has retained its old-world charm – Biedermeier houses, terraced houses and leafy courtyards characterise the streetscape, and there is hardly any traffic.

All around lies one of the city’s liveliest neighbourhoods – the restaurants and concept stores on Otto-Bauer Gasse, the shops on Mariahilfer Straße, the Naschmarkt, the Haus des Meeres in Esterházypark and – right next door – the Haydn House of the Vienna Museum with its historically reconstructed garden. Transport links: The Zieglergasse underground station (U3) is just a few minutes’ walk away, and bus route 57A is also in the immediate vicinity. There are fast connections to the Hauptbahnhof and the airport via Westbahnhof. The garage entrance is at ground level, directly off Haydngasse, whilst the Gürtel and the slip road to the A1 can be reached in just a few minutes by car.
