The project

At Haydngasse 17, in the heart of Mariahilf, HAYJOE is a residential development that brings together two eras of Viennese architecture under one roof. Facing the street, the historic tenement block dating from 1897 – the ART NOUVEAU HOUSE – is undergoing extensive renovation and is being extended with a two-storey attic. In the inner courtyard, the TOWNHOUSE is being created from the remains of an old factory – a clinker-brick building in industrial style, whose large windows and insulated clinker-brick façade deliberately reflect the courtyard’s industrial character.

A total of 14 owner-occupied flats are being created, with usable living space ranging from around 41 to 187 m² – from compact city flats and classic period flats to five-room lofts and maisonette penthouses with over 250 m² of open space. Without exception, every unit has its own outdoor space – a terrace, balcony, loggia or roof terrace. Both buildings are accessed via their own stairwell with a private lift; an illuminated connecting corridor provides barrier-free access from the ART NOUVEAU HOUSE to the TOWNHOUSE and the garage.

The historically structured street façade will be fully preserved and refurbished. The box-type windows will be restored or faithfully recreated. Inside, stucco, coving and moulded decorative panelling evoke the building’s era of origin. Behind this lies modern technology – heating and cooling are provided by two air-source heat pumps, heat is distributed throughout via underfloor heating, and energy consumption is metered on a flat-by-flat basis.

The inner courtyard is a special feature. It will be covered, with 16 parking spaces underneath – each prepared for an electric charging point, with level access directly from Haydngasse. In the old brick-vaulted cellar, a wine cellar is being created for the residents’ community, featuring a lockable wine rack for each flat, a kitchenette, a guest toilet and a communal table for evenings together.

And then there is the address. Number 19, right next door, is the Haydn House, part of the Wien Museum. Joseph Haydn bought it in 1793 because of its ‘secluded, peaceful location’, spent the last twelve years of his life here, and composed ‘The Creation’ and ‘The Seasons’ in these very rooms. His reconstructed garden is now one of the quietest green oases in the district and lies just behind the neighbouring wall. Hence: HAYJOE.

All flats are handed over ready to move into. The following fittings apply across the entire development; individual units also feature smart home technology, split air conditioning and a fireplace connection.

SERVICE CHARGES

For the sake of clarity, we note that, unless otherwise stated in the offer, a commission is payable upon successful completion of the sale, in accordance with the rates set out in the Estate Agents’ Ordinance BGBI. 262 and 297/1996 – that is, 3% of the purchase price plus 20% VAT. Locality

Haydngasse is situated in Mariahilf, Vienna’s 6th district, a good hundred metres off Mariahilfer Straße – close enough to everything, yet far enough away to enjoy some peace and quiet. The alley itself has retained its old-world charm – Biedermeier houses, terraced houses and leafy courtyards characterise the streetscape, and there is hardly any traffic.
All around lies one of the city’s liveliest neighbourhoods – the restaurants and concept stores on Otto-Bauer Gasse, the shops on Mariahilfer Straße, the Naschmarkt, the Haus des Meeres in Esterházypark and – right next door – the Haydn House of the Vienna Museum with its historically reconstructed garden. Doctors’ surgeries, pharmacies, supermarkets, nurseries and schools are all within walking distance.
Transport links: The Zieglergasse underground station (U3) is just a few minutes’ walk away, and bus route 57A is also in the immediate vicinity. There are fast connections to the Hauptbahnhof and the airport via Westbahnhof. The garage entrance is at ground level, directly off Haydngasse, whilst the Gürtel and the slip road to the A1 can be reached in just a few minutes by car.
