The Pritzker Prize laureate has worked here with the elements that define the site – the slope, the mature trees and the light. Three detached buildings rather than a perimeter block development, each with its own staircase and lift, interspersed with intensively landscaped open spaces. The curtain wall façade consists of sandblasted precast architectural concrete elements with a sandstone finish; the continuous cornices between the storeys emphasise the horizontal lines whilst also providing shade for the deep loggias and terraces. At ground floor level, the material changes to Rauris natural stone. Behind the floor-to-ceiling aluminium sliding panels from swiss fine line, this understated aesthetic continues: exposed concrete ceilings, white mineral paint, oak parquet flooring, and porcelain stoneware with a stone and concrete finish. Materials that do not vie for attention, but instead allow the view of the greenery to take centre stage. A total of 20 owner-occupied flats have been created, with usable living space ranging from around 39 to 330 m² – from compact one-bedroom flats to the Chipperfield Apartments on the upper floors, right through to the Garden Residences with their own gardens, an atrium, a pool and a spa area, and the penthouses on the top floor. Without exception, every unit has its own outdoor space. The building services are particularly noteworthy. The entire complex is heated, cooled and supplied with hot water via a brine-to-water heat pump, fed by 24 deep boreholes drilled 100 metres into the site. Heat is distributed across the entire floor area via underfloor heating. Cooling is provided via concrete core activation: water-filled pipes run through the exposed concrete ceilings, regulating the room temperature across the entire surface – more comfortable and quieter than any split-system air-conditioning unit, and operating largely passively in summer, drawing directly from the deep borehole. In addition, there is a controlled domestic ventilation system with heat and humidity recovery; the supply air is fed in invisibly via aluminium floor grilles. Each flat is equipped with a KNX bus system and a Loxone smart home control system: temperature, lighting, shading and switchable sockets can be controlled via a control panel in the flat or via an app. Beneath the complex lies a continuous underground car park with a total charging capacity of 88 kW; eight parking spaces are equipped with a load management system for electric vehicle charging. Access is via a private road directly from Hanselmayergasse.
