THE PROJECT

In the heart of Hietzing, on a gently sloping plot between Schönbrunn and the Lainzer Tiergarten, stand three city villas designed by Sir David Chipperfield as his first and only residential project in Vienna. The Pritzker Prize laureate has worked here with the elements that define the site – the slope, the mature trees and the light. Three detached buildings rather than a perimeter block development, each with its own staircase and lift, interspersed with intensively landscaped open spaces.

The curtain wall façade consists of sandblasted precast architectural concrete elements with a sandstone finish; the continuous cornices between the storeys emphasise the horizontal lines whilst also providing shade for the deep loggias and terraces. At ground floor level, the material changes to Rauris natural stone. Behind the floor-to-ceiling aluminium sliding panels from swiss fine line, this understated aesthetic continues: exposed concrete ceilings, white mineral paint, oak parquet flooring, and porcelain stoneware with a stone and concrete finish. Materials that do not vie for attention, but instead give way to the view of the surrounding greenery.

A total of 20 owner-occupied flats have been created, with usable living space ranging from around 39 to 330 m² – from compact designer flats and garden residences to the unique penthouses on the top floor. Each unit has at least one private outdoor area.

The building services are particularly noteworthy. The entire complex is heated, cooled and supplied with hot water via a brine-to-water heat pump, fed by 24 deep boreholes drilled 100 metres into the site. Heat is distributed across the entire floor area via underfloor heating. Cooling is provided via concrete core activation: water-filled pipes run through the exposed concrete ceilings, regulating the room temperature across the entire surface – more comfortable and quieter than any split-system air-conditioning unit, and in summer mode largely passive, drawing directly from the deep borehole. In addition, there is a controlled domestic ventilation system with heat and humidity recovery; the supply air is fed in invisibly via aluminium floor grilles.

Each flat is equipped with a KNX bus system and a Loxone smart home control system: temperature, lighting, shading and switchable sockets can be controlled via a control panel in the flat or via an app. Beneath the complex lies a continuous underground car park with a total charging capacity of 88 kW; eight parking spaces are equipped with a load management system for electric vehicle charging.

SERVICE CHARGES

Top 2.1

Top 2.1 is the most spacious unit available in the building – and the only one with a ceiling height of 2.70 m. Combined with the floor-to-ceiling sliding panels and the exposed concrete ceiling, this creates a sense of space usually found only in detached houses.

At its heart is the 47.37 m² open-plan kitchen and living area, which opens up across its entire width onto the 35.07 m² terrace – facing south, towards the landscaped garden courtyard and over the treetops towards the city. The floor plan is consistently designed as a two-suite flat. The master bedroom features a 13.40 m² dressing room and a 10.75 m² en-suite bathroom, whilst the second bedroom has its own dressing room and a second bathroom measuring 12.13 m². There is also a further room, three WCs and a 16.89 m² entrance area that serves as a proper reception room.

All on one level, with no steps, and boasting the largest cellar space of any of the available units. An apartment for anyone who wants the space of a house – but the convenience of an apartment.

Hanselmayergasse is situated in Hietzing, Vienna’s 13th municipal district, in the quiet area where Hietzing meets Lainz. The street itself is a residential road – featuring villas, detached houses, mature trees and very little through traffic. The plot slopes upwards towards the south; from the upper floors and the top floor, the view stretches over the district’s treetops and into the city.

All around lies the Vienna that has made the 13th district such a prime location – Schönbrunn Palace Park with the Hietzing Gate, the Lainz Wildlife Park with its walking trails, Hietzinger Hauptstraße with Café Dommayer, the Am Platz weekly market and the shops around the Kennedy Bridge. Doctors’ surgeries, pharmacies, supermarkets, nurseries and schools – including the BG/BRG Wenzgasse and the Feldmühlgasse Waldorf School – are all within walking distance.

Transport links: Bus route 56B (Hietzing Kennedybrücke – Küniglberg – Lainzer Tor) stops in the immediate vicinity. The Braunschweiggasse and Hietzing underground stations (both on the U4 line), as well as tram lines 60 and 62, are within walking distance and take you directly into the city centre. The Westeinfahrt motorway junction and the airport are also easily accessible by car.
