Property description

The project

Nestled amongst historic villas and the Sievering vineyards, SEVERIN is a development that has deliberately remained small: eight units at one of Döbling’s quietest addresses, ranging from compact standard-floor flats of around 57 m² to a penthouse spanning two top floors with 218.81 m². On the street side, the historic building has been preserved and refurbished; behind and above it, a new building has been constructed which, with its white rendered façade, light grey wood-aluminium windows and balconies made of thermally treated pine, blends harmoniously into Sieveringer Straße.

No flat in the building is without its own outdoor space. The garden-level flats open out onto the green inner courtyard via terraces and private gardens; the standard-floor flats have balconies facing south and overlooking the courtyard; the penthouse has two terraces and two balconies. Access to the building is via a terrazzo-style entrance hall and a Kone lift, which runs all the way down to the underground car park.

Technologically, the building is state-of-the-art: heating and cooling are provided by an air-source heat pump with a control centre in the basement; heat is distributed throughout via underfloor heating; temperature control is room-by-room; and energy consumption is metered per flat via wireless meters. The energy performance certificate shows an HWB of 33.30 kWh/m²a and an fGEE of 0.90. All flats are smart-home-ready (Loxone server); all communal areas are pre-wired, and each unit is fitted with its own media distribution unit.

The interior design allows for flexibility: finishes, materials and colours can be freely selected from three different design schemes; original samples are available in the CROWND showroom. The basic specifications remain consistent across all units – Admonter parquet flooring, bathrooms by Laufen and Vallone, JUNG LS 990 switch range, and windows by Katzbeck. The building is complete and ready for immediate occupation.

Highlights

  • Three specification options to choose from – surfaces, materials and colours freely selectable; original samples available in the CROWND showroom
  • Parquet flooring by Admonter, ‘elegant’ white oak, brushed and oiled, planks approx. 19.5 × 220 cm; surface-mounted skirting boards in matt white
  • Bathroom: tiled walk-in shower with shower channel and glass partition; porcelain stoneware by Marazzi (marble-effect floor, wall tiles 6 × 24 cm)
  • Laufen VAL sanitaryware in Saphirkeramik, rimless wall-hung deep-flush toilet ‘Kartell’ by Laufen, TECE now Square flush plate
  • Taps from the COMO series by Vallone, Tubes Smart 20 electric towel warmer; built-in bath where specified in the plans
  • Underfloor heating throughout the cement screed, individual room control via JUNG LS 990 room thermostats, wireless meters for each flat
  • Cooling via the central air-source heat pump; air conditioning for the living and bedrooms is planned or pre-installed
  • Wood-aluminium windows by Katzbeck with triple-glazed insulation, floor-to-ceiling, FSB fittings – painted white on the inside, light grey on the outside
  • Large lift-and-slide doors leading to the outdoor areas in TOP 01 (1st floor) and in the penthouse TOP 08
  • External, motorised sun protection: Schlotterer external venetian blinds with rail-guided slats; on the 1st floor, fabric sun protection by Roto

  • Cellar compartment for each flat with its own power socket, pram storage area, refuse room, central locking system
  • Landscaped inner courtyard with rolled turf, stone-paved paths and bollard lights; covered cycle parking spaces
  • Private gardens facing the street, enclosed by a wooden fence (thermally treated spruce); those facing the courtyard are enclosed by double-bar fencing
  • Balconies and terraces with natural thermally treated pine decking, privacy screens made of wooden slats on steel frames
  • Frost-proof, self-draining outdoor taps, outdoor sockets and lighting (Ideal Lux) in all outdoor areas

On special request

  • Full smart-living system (heating, lighting, air conditioning, shading, sockets, music, alarm) controlled via an app
  • Alarm system – empty conduits installed in the ground-floor flats and in the TOP 08 penthouse
  • Jacuzzi for TOP 01 and TOP 08; kitchenette on the 2nd attic floor of the penthouse (water connection available)
  • Customised modifications to electrical and plumbing connections subject to agreement with the developer

The penthouse does not have a single highlight – it has a concept: everything that needs a view goes right to the top. The second top floor therefore comprises a single room: a loft-style living room measuring 58.75 m² with a 360° panoramic view over Vienna’s rooftops and the vineyards of Döbling. It is fitted with a built-in unit that combines the minibar, fireplace, TV wall and bookshelf in a single line; a water connection is already in place for a kitchenette. From here, you step out onto the 43.73 m² roof terrace – complete with sunset views; an outdoor hot tub can be fitted on request.

One level below, on the first attic floor, lies the main living area: a 24.27 m² kitchen and a 26.97 m² dining room, both open-plan and offering views of the vineyards. Behind these is the master bedroom, measuring 24.66 m², with a walk-in wardrobe and a 7.90 m² en-suite master bathroom, plus three further rooms, a guest bathroom, a second bathroom, a separate WC and a pantry. A total of 218.81 m² across two levels, 6 rooms, two terraces and two balconies – and a ceiling height that takes on its own unique geometry on the second attic level beneath the pitched roof. Reliably air-conditioned via its own split-system air-conditioning unit on the roof, even on hot summer’s days.

Special features of this property

  • Fitted furniture including a minibar, fireplace, TV wall unit and bookshelf included in the purchase price

Location

Sieveringer Straße 11 is situated at the entrance to Sievering, where Döbling ceases to be part of the city and begins to take on the character of a wine-growing village. Just a few steps further on, the old village layout begins, with its winegrowers’ farms, Buschenschanken and Heurigen; behind them, the vineyards rise towards Kahlenberg and the Vienna Woods. At the same time, the junction of Billrothstraße and Döblinger Hauptstraße is right on the doorstep – and with it, the full range of amenities offered by the 19th district.

The 19th district is one of Vienna’s greenest neighbourhoods: this is where the belt of woods and meadows begins, and where the foothills of the city’s local mountains start. You don’t have to travel far to find peace and quiet in the countryside, yet you still don’t have to do without the city’s modern infrastructure. The area around the property is a well-established neighbourhood: Café Friedl right next door, Viennese pub fare and fine dining from Restaurant Eckel to Robert’s Alt Sievering, the Sonnbergmarkt, the Q19 shopping district, doctors’ surgeries and pharmacies, nurseries and schools, as well as the Rudolfinerhaus and the Privatklinik Döbling – two of the country’s most renowned private clinics.

Transport links: Tram line 38 stops at Sieveringer Straße station, right at the junction with Billrothstraße, and takes you directly to Schottentor – and thus to the Ring – in around 15 minutes. Bus routes 39A and 38A serve Sievering and the hillside areas as far as Neustift, whilst the S45 (Oberdöbling stop) connects to the suburban line; the U4 (Heiligenstadt) and the U6 (Nußdorfer Straße) can be reached in a few minutes. By car, you can quickly reach the A22 or A1 via Heiligenstädter Straße and the Gürtel.
