At Haydngasse 17, in the heart of Mariahilf, HAYJOE is a residential development that brings together two eras of Viennese architecture under one roof. The historically structured street façade has been fully preserved and refurbished. The box windows have been restored or faithfully recreated in their original form. Inside, stucco, coving and moulded decorative panelling in some areas evoke the building’s era of origin. Behind this lies modern technology – heating and cooling are provided by two air-source heat pumps, heat is distributed throughout via underfloor heating, and energy consumption is metered on a flat-by-flat basis.

The inner courtyard is being covered over to accommodate 16 parking spaces beneath it – each of which is fitted with an electric charging point; the entrance is at ground level, directly off Haydngasse.
